What is Air Tightness Testing?

Air Tightness Testing, also known as air permeability testing or blower door testing, measures how much air leaks through the gaps and cracks in a building's envelope — including walls, floors, roofs, doors, and windows.

This test is a requirement of the Building Regulations for most new residential and commercial buildings in the UK. It ensures that a building meets energy efficiency and carbon emission targets by identifying areas of unwanted air leakage.

Why is it important?

Uncontrolled air leakage can lead to:

  • Higher heating and cooling costs
     
  • Poor indoor comfort and draughts
     
  • Reduced energy efficiency
     
  • Increased carbon emissions
     
  • Risk of condensation and damp issues
     

During the test, we temporarily seal external openings (except one door), install a powerful fan (blower door) in the remaining opening, and measure how much air escapes or enters the building at a given pressure. The result is expressed in air changes per hour or m³/h.m².

SOUND INSULATION TESTING

 

What is Sound Insulation Testing?

Sound Insulation Testing is carried out to assess how effectively walls and floors reduce the transmission of sound between adjoining properties or rooms. 


The test covers two key types of sound:

  • Airborne Sound – such as voices, music, or television noise that travels through walls or floors
     
  • Impact Sound – such as footsteps or dropped objects that travel through floors
     

Testing typically involves placing a speaker or tapping machine in one room and measuring the level of sound that passes through to the adjacent space. These results are then compared against the minimum standards required by building regulations.

At MRV Services, we use precision-calibrated equipment to carry out sound insulation testing in line with UKAS-accredited methodologies. Our engineers work efficiently to minimize disruption on-site, and we provide clear, detailed reports — often on the same day.

What is an EPC Report?

 An EPC report is an Energy Performance Certificate—a document that shows how energy efficient a building is. It's legally required in many countries (like the UK and EU) when you sell, rent, or build a property. 

When Do You Need an EPC?

 

You’ll need an EPC if you are:

  • Selling or renting a home.
     
  • Building a new property.
     
  • Applying for green home grants, mortgages, or retrofit loans.
     

EPCs are valid for 10 years, and must be carried out by an accredited assessor. 

Why is an EPC Important?

  • Helps buyers/tenants understand energy costs before moving in.
     
  • Shows what upgrades could cut bills and reduce emissions.
     
  • Can impact property value or rental marketability.
     
  • Some government schemes or mortgages require a minimum EPC rating (like EPC C or above).
